Ten rules from across the table.

The banker, the borrower, the owner, the investor. Antwann has sat in every chair. This is the order for working through a problem.

01Start with reality.+

Not what we hope is happening. Not what everybody says is happening. What do the numbers, facts, and circumstances actually show?

02Find the zero point.+

What do we owe? What do we own? What produces income, and what consumes cash? You can't build a strategy on a baseline you won't admit.

03Find the head of the snake.+

Don't attack fifteen symptoms when one problem is creating twelve of them. Fix the root first. Often, the head of the snake is the owner.

04Simplify.+

If it takes twelve explanations to make sense, there's probably a simpler structure. Simplify it so the vision can move.

05Check the math.+

A beautiful building isn't automatically a good development. A good opportunity at the wrong price is still a bad deal. Emotion doesn't change mathematics.

06Protect the downside.+

What if revenue falls? What if costs rise? What if this takes six months longer? What if we're wrong? Optimism shouldn't replace preparation.

07Take the obvious step first.+

Collect what you're owed. Cut the expense. Make the phone call. Have the uncomfortable conversation. Then decide whether you need more capital.

08Play the long game.+

Don't make a long-term decision because of a short-term problem. Temporary pressure causes people to make permanent mistakes.

09Think in terms of freedom.+

The goal is options, not possessions. Eventually, freedom is knowing you can, and deciding you don't have to.

10Build something that outlives you.+

What did all of this make possible for somebody besides you? That's where success starts becoming significance.
